At one condo that I USED to own there was a special assessment to: 1. replace roofs 2. replace siding (I didn't think the siding was bad, but it was T-111 and they went to vinyl) 3. repave the parking area 4. pay for snow removal in a harsh winterAnother thing you need to try to find out is if there is a pending increase in the condo fee, many assoc. do this at the beginning of the year and set the fee for the year.

I know that's harsh but this isnt a playing matter. 90% furnace's do get cracks in the heat exchanger all the time, mostly due to lack of proper air flow over it.
