TL;DR- Completely new investor from Midtown, Atlanta, GA- Want to invest in Rental properties and the occasional BRRRRS- Will analyze and post 1 deal a day on the BP communityAnalysis will include all assumptions, ROI on asking price and what the purchase price would need to be to be a good deal- Goal is to become FI off rental income and transition into a different career- Looking for someone to partner with to invest in Multifamily homes in a location that makes sense (for me)If anyone knows where I can post practice deal analyses for feedback please let me know!

Would it make sense to refinance, cash-out, sell it at $800K, then once you payback the bank ~$600K for the re-fi loan, would you just pay cap gains on ~$200K or so?  

If you assume your renovation is a dollar for dollar value add, you have a $153k property after the repairs and stabilization...you'll have a 70%LTV re-fi...placing you at $107k...you have a lien balance close to $100k...factor in costs to refinance...and you can see where this is going.

Looking for some options here I have a 3 unit rental that going in I knew it needed work (Roof, windows, deck replaced) This total for these repairs are about 25k.
