So should I cough up that cash for the piece of having a solid lease from an attorney or can I save that hard earned money and just use the best one I find online?

He missed two large cracks in the basement, a severely bowed piece of wood above the window in the same bathroom that needs to be reinforced (probably another 2k), the washer wasn't working, etc. etc.

Another piece of information that you can get from a mortgage broker whether or not pre approvals are increasing.

Maybe take a piece down to the supplier.

I have enough vinyl plank to do 5-7 units depending on units that I bought this fall on close out from menards (bought every piece they had it was delivered on a semi to my building). 

Direct mail has it's place and works well when done consistently and at a high enough level (thousands of mail pieces per month) and more than 5 times to each recipient over a year.  

As I'm looking to get into my first piece of property this definitely hinders my situation.
