Simply putting on a new roof would not require your tenant leave, although you may want to compensate them, maybe a gift certificate or rent rebate for putting up with the noise for a few days.

I could probably still rent it without Section 8 certification, but the Section 8 bit had some psychological appeal to me when I first considered rental property, and now the thought of such a good deal on a home that ISN'T capable of Section 8 approval -- no matter what I do to upgrade the property -- is.. perplexing me to no end.

Eat up every ounce of free knowledge you can and then you'll know where to go when it comes time to spend a few hundred or a few thousand dollars on an online course or a certification or something to get over a short term hurdle, if you even need to.Best of luck!
