Overall I don't think it is a great idea to compromise on what you are trying to accomplish just to get in the game.If you buy something and then the market does tank for whatever reason you are stuck with it so you can bend a little but don't go crazy(For all of those who say they don't see the market weakening anytime soon I challenge you to find anyone saying things were getting ready to tank 10 years ago.

I know that is crazy for my first flip but I actually bend kitchens for years so I am comfortable with that.

If there is a precedent of you bending or breaking your own lease rules for 1 tenant then you have no leverage after that changing your mind mid lease bad idea.

Curious to hear what you end up doing.My local market is very cost prohibitive (Bend, OR) but I keep coming across posts that strongly recommend staying local.

I would move to Bend, OR for 1/2 of the year (summer) and back home to Houston in the winter.

On the other end of that connecter there should be Flame Sensor, looks like a small dia. rod, may have a 45* bend in it, unscrew it and clean the yellow brown coating off of it with any abrasive.

We bend it around the corners to avoid cut edges that could eventually separate & leak. 

One word of caution you need to be well informed of tenant rights to bend and skirt the law (not to be attempted by newbie or hobby landlords).
