Fairly blue collar area with great access to transportation outlets.While Toyota is coming in, doubtful this property will benefit much from that expansion in my opinion.Very surprised that average HH income in a one mile radius is $92k, Carrollton in generally not known for resounding demographic data, although the area has nice places.

Of course the percentage breakdown of spending, and highlighting that Housing and Transportation is taking up 50% of that pie was a perfect fact to emphasize.I really did like the book and had a hard time finding anything I would change or add but once I thought about it a while I think a larger focus on mindset would really bring everything together.

Especially if it's close to downtown and is accessible to public transportation (a lot of people near the big city don't have a car and this fact - being near a bus stop - is important to them).Yeah - it would be cool if there was a driveway - but it doesn't make the deal a bad one.

I think that West Chester and Phoenixville are very popular right now for SFH sales, not sure about rentals thought.I would say I 100% agree with @James Brand in the fact that wherever you decide as long as it's close to Public Transportation/SEPTA (ie regional rail preferably, bus/trolley lines next).

Once you get below $700, you see a very different caliber of tenant.Public transportationC class tenants are more likely to be dependent on public transportation so access so public transportation might be important.
