I am planning on subcontracting all of the systems work and even the drywall, but it does not make since to hire a painter for thousands to paint walls when I can do this myself.

At that age, it was more cleaning or honing my skills as a painter lol but throughout growing up and then working on my house I gained a lot of knowledge in the "rehab" aspect.

Also, heads up, you might want to check your Condo association to make sure they allow STR, if not you have to rent it out long term (assuming they have not maxed out the "allowed rental percetage"). go to homedepot and when you see a painter, or plumber ask them if they are available for xyz repairs..

My building has lead paint and with fines for not using lead certified painters upwards of 30k the paint job tops 6k.A little dryrot in my bathroom turns into a major job and with a licensed and bonded contractor, 4k+.Add a few odds and ends and it adds up.While the 50% rule holds up, don't use that instead of some good estimating and planning upfront.I have owned this building for 20 yrs.
