There have been occasions I have Facetimed with guests in order to understand and troubleshoot their issues (usually technology - as easy as Roku Tvs are, some people just can't figure it out)

If the HOA was not named, and I've seen that happen on many occasions, your interest should survive the foreclosure of the 1st. 

Many travelers come for a change of scenery, what they call staycations, parents visiting their kids at the local colleges, birthdays, special occasion celebrations...

You can't discriminate against them and you shouldn't tell them to stop being kids.The Tenant downstairs needs to find a way to block the noise for those occasions.

Left my 3 little kids with a friend that camped next to us... never done that before.There was a few occasions where my wife and I drove to a rental 60 miles away in the middle of the night, while kids were asleep, so we can go witness criminal activity,  tow out cars, and pick out problem tenants to evict.These are just a few examples.

But I am sure they pop up on occasion. 

I have always aimed on buy and holds for about 1.25% or better myself but on occasion get a 2%er but that is because of the market I am in here in Indiana.
