You may get away with a structurally sound building that's just ugly, but anything in need of moderate repairs usually wont pass the inspection requirements for those types of loans (VA, FHA, RD, etc.).

Yes, the metrics are great, the economy is diverse, the appreciation is crazy, but we're still almost all local, and I expect that's the case of many urban investors in moderately to very expensive markets.I accidentally fell into real estate investing when I moved jobs to a data analyst position on the other side of town and wasn't ready to sell my home, so I rented it out.

Even if we see a recessionary period, I dont expect to see big change in real estate, many markets are super heated, BUT a recession will probably only moderate the market.

He did note moderate curling shingles but stated that since my roof is at a very steep pitch that it wasn't an immediate concern.I have found a new insurance provider and will be having a policy written up this week.

Personally I use commercial insurance that specifically covers me for alcohol and the nonsense associated with it.
