I'm a little biased, but I think Mansfield is a hidden gem when it comes to investing.

@Rahul Punj There are a number of reasons:-The OKC market is fundamentally strong and is still affordable: strong rental market, growing population, landlord friendly, diverse economy-Our asset management team is within driving distance of the property, so we will have constant oversight to ensure our business plan is being executed-OKC is still a hidden gem.

Some gems in there for sure though.

Those who have rapidly grown a sizable portfolio almost universally have a story of some "hack", be it the GC who bought horrible condition properties and renovated them to gem's, the person who "knows people" and used OPM, or the "grinder" who got out there and farmed leads to negotiate seller financing repeatedly to maximize $ leverage. 

They are generally priced where the numbers don't always work but you can find a gem every now and then.
