Best areas to invest in small land to hold?

I have a client who I’ve referred an agent to who’s niched in land lots and etc. It was a small investment something around 7-10k that my client ended up buying in the Las Vegas area. The process was quick and easy for her.

Now my client would like to me to refer her to agents around several states that she’s interested in.

The goal is, buy lots around 7-13k that could have the potential for an up-sale market later along the line.

My question now is;

Does anyone have experience with this method and successfully seen a benefit?

Which areas are recommended to consider? (my client likes Illinois, Georgia, possibly more areas close to these states)

Please, if you could refer any agents who specialize in this type of sale.

Prioritize your efforts by identifying areas that are experiencing growth. You know, the places where development or facelifts are happening furiously. That typically indicates that the value of your portion of the planet will increase.

Coastal locations are like the holy grail. After all, who wouldn't want a plot of land with an incredible view? Over time, water vibes have the power to greatly increase value.

In addition, keep an eye on areas experiencing rapid population growth and a stable employment market. An increasing population means a more active housing market, which is excellent for your land investment. Moreover, avoid spending the night outside of populated areas. Real gems can occasionally be found hidden in places where the urban wave is just beginning to take hold.
