Finding a good PM will cover your concerns on managing the rental from OOS and a good agent should be able to provide you with their network of deals, including on and off market opportunities.

I'd build a network of agents and owners in your select markets that work primarily with investment properties.

i have people in my network who find deals; they get paid if I buy them; i diligence them; and then my PMs manage them.i didn't look at your profile, but do you already own rentals? 

Build your network by joining local real estate investor meetups or online communities like BiggerPockets.

Bigger Pockets is a great place for education and networking. 

Try Bungalow, Cohere Network, Dreamhouse, Padsplit, Roomster, SpareRoom, Tripalink, etc.

if you go to a meetup and talk with a friendly PM in a networking setting, they will probably be willing to share information.

Networking with other investors and professionals is crucial for learning and finding opportunities.
