There's slight cosmetic work on the outside, sagging soffets (siding) and some concrete needs poured for two walkways to the sidewalk and also to the driveway.  

Some soft wood flooring like that has huge groove marks just from wear in the high wear areas,,,,like stair treads,,,,walkways etc.As nice as this all sounds maybe the best solution to this soft basic underlayment would be a laminate overlay,or even real hardwood over top. 

I do fall clean up, and in winter I go around and clean up all the walk ways and paths that the plow guys dont do for my neighbors.

If you add a deck or porch wrong, or attach an awning, walkway or re-slope for different landscaping you could void the warranty. 

I poured a new concrete slab for the driveway, a walk way on the side of the home and a patio outside of the new master suite.

I bought a house that has low spots in the lawn where water pools (attracting mosquitos), more weeds than grass, and the front walkway, driveway, porch, and garden pavers look like Frankenstein's monster.

Tenant shall at all times be responsible for snow removal for the entire Premises and salting of all entrances, walkways and sidewalks, if and when necessary.

Oh I also had a flag made that I could put out near the walk way..it attracted people to our booth.
