Investment Info:

Small multi-family (2-4 units) buy & hold investment.

Purchase price: $120,000
Cash invested: $11,000

House Hack #1

What made you interested in investing in this type of deal?

An easy way to cut living expenses and walk way a year later with a cash flowing property.

How did you find this deal and how did you negotiate it?

MLS

How did you finance this deal?

I did a cash offer, because I used a hard money lender; which I am refinancing with in the next month.

How did you add value to the deal?

I upgraded the back unit, (which we currently live in.

Lessons learned? Challenges?

I learned about Hard Money!

@Christopher Kolasa I had my contractor clean up the unit me and my wife moved into and added a washer and dryer set that wasn't in it before. It took my contractor just over 2 weeks to do all of our wish lists. 

@Nathan Gesner 1st off thank you. And believe me, my goal is not to get comfortable and I am not knowledge-able enough to be cocky! I plan on continuous learning when it comes to running my business, forever.
