All of those guru programs are a complete and utter joke.  

Just uttering those words should simply be enough to know to walk away but I figured I'd shoot the realtor (and property owner based upon tax listings) an email regarding the stated rental income of $5400.It was listed on the MLS 3 weeks ago.

That said, I thought it relative to emphasize my utter disagreement and concern for the proposed actions.

Andrew, you said "how I can save them from this fate" since there is federal law specifically addressing folks claiming they will save people from foreclosure, those words should never be uttered in a letter or otherwise to anyone facing that ordeal.Offer to purchase, out right, with cash or financing is fine.

It may be early and will cost a little bit (generally there is no need to pay a lawyer to do it) but you will stay focused on keeping the expenses seperated from personal expenses and learning the utter most basics of having an LLc and filling the correct paperwork.
