I've said this a number of times before, house-hacking sounds good on paper but rarely pans out as people expect. 

New gas flex line if it's gas and not plumbed directly, *maybe* a few feet of new cable for an electric (but often you can reuse the old cable).If you want to add a drain pan, price that out at the big-box store too - maybe $20 for the pan and $10 for some PVC drain pipe.

@Allan Pan, I think the biggest thing with STRs now is: they are no longer "buy it and they will come".  

The Triangle is a great area bu tin high demand with a lot of people relocating here so you'll have a lot of competition with home owners and investors alike.

Let time and leverage dictate that for the houses return, you are getting deeper on that asset when no one knows how it's going to pan out.
