I've already located the owners name and address on the NCC parcels site and want to send him a yellow letter in the coming weeks.In regards to Philly, I've been heard Germantown, Strawberry Mansion and neighborhoods in West Philly could be some up and coming areas. 

Once there & having googled the issue I told him an exterminator was NOT necessary, they just had to get rid of ALL the o/ripe bananas & slightly green moldy strawberries on the countertop as the attraction is the sugars etc. 

West Philadelphia / Cobbs Creek is a neighborhood that is doing well lately, but also North Philadelphia, just above Brewerytown is a pretty good area for buy and hold, Strawberry Mansion could work as well.

I did quick quotes online with major vendors and they all come back 3K-4K a year, although Lemonade only came back with $1k.

It’s kind of like saying that buying water, then making lemonade out of it, somehow gives you more water than just drinking that water by itself.

When you turn lemons into lemonade, try to make gourmet lemonade and charge more money for it.

This area is definitely a developing residential area (Strawberry Hill for example) and prices are relatively cheap compared to the urban core of KCMO.

Try to make lemonade out of lemon tenants .if it gets really bad get them out .
