A Crystal ball into Philadelphia Real Estate Investment

Over the past few years, I have seen Philadelphia transform DRAMATICALLY. Being a local boy I remember the abundance of neighborhoods I would never walk in at daytime nor night time transform into streets lined with lofts and modern multi's. Lately,  my "HOT" investments that I have my hand in directly or help facilitate have been taken place in Brewerytown, Fishtown, Northern Liberties, Germantown but I am no fool to believe that those will last forever. 

For my Philly or DelCo Investors, Realtors, or even wholesalers, what up and coming neighborhoods have you seen success in? Where are investors getting into now that will turn into the next Fishtown?

    @Jimmy O'Connor there's some other threads on here from wholesalers discussing the next hot areas; speculation of course.  I only invest in West Passyunk currently.  Very affordable buy in, rehab, and either sell/rent. Close to local shopping, easy access to I-76 or PHL airport.  Several breweries and good eateries within walking distance.  


    Sweet spot (in my opinion seems to be) Snyder to Oregon Ave, from 18th-23rd
