If they don't have a social security number, then you can't run a credit/criminal background check, and they shouldn't be approved.You can't verify their identity.

be careful of those offering to do these deals and wanting commitment money up front 95% of those will be fakes and will just steal your money.. you have to realize that gap funding behind HML is by far the most risky loan anyone can make in real estate .. so u may not have many if any takers on this unless your offering a big equity upside bonus and more of a partnership.

But if a tenant doesnt' want to pay me rent and they are essentially stealing rent from me, I have to go through hoops and then even when I get to court and a judge agrees they've been stealing rent, the judge gives them another two weeks to stay there (i.e. steal even more rent).

Quite a steal and they get snatched up pretty quickly but if you crunch the numbers, even with the high interest rate you get pretty close to cutting even on your rent (after you allocate X amount to unforeseen property costs)

We sure have and are now doing a deal for this investor where they keep 100% of the profits.Folks that do their best, will make mistakes (Honest mistakes for those that work with integrity).We have been thrown under the bus quite a few times on this forum like many others but I sleep peacefully because I know we don't steal, cheat or lie and always do our best for everyone.Many times things work out well and other times they don't.Such is real estate and such is life.I don't think one can be blamed for doing their best.Upwards and onwards and wishing you all the best
