With a 9-5 job too busy to catch a breather, being that it will be my first rental property would you recommend finding a property management company to oversee the investment property OR create a profile on a property management platform, I am thinking about Avail unless there is a better platform, to collect rent and hire specialist as issues arise from tenants?

I know the larger companies around here were charging up to 25% but it will probably vary no matter where you are at.

I would suggest look for a property management company to manage the property for you and slowly increase the rent yearly before selling.

While i state this, i also had a licensed appraiser just give me an appraisal that was a complete joke.

They tend to have less experience, less knowledge, fewer resources, and are more likely to be crooked than a large company that's been around for 30 years.
