That might be do-able in a very low cost of living area or moving out of the USA to another country.

Fees were a little high, but doable. 

I could maybe see it with a bona fide, proven credit risk on a rock solid, doable contract at 3x EM in equity price/terms and assignable to me to step in as buyer with enough time to save it if going to breach.  

A local excavator who I talked to about installing my septic also said it was doable and he would be happy to serve as a guide along the way.

Those margins are too slippery for me, but they are real and doable. 

Also, probably I'd have to fly out to KC a few times until I buy the property to meet the team, potential properties, etc which will add to the costs (~$600-$800 each trip) of owning an OOS property.Given this market, I'd like to hear from OOS investors if they think it's still doable to pull off an purchase worth investing in.I don't want to talk myself out of it again and focus on the negatives but also, want to make a sound decision that benefits me in the long term and doesn't hurt [much] in the short term.

Finding a manager is going to be challenging but doable.

It seems like a very sophisticated project, but doable.

So that won't be doable for me, for now.
