Though I have seen it alternately praised and denounced, the simplest for me to wrap my head around is to take the average local rents, multiply by 2 (for duplex, obviously..), divide in half and subtract the mortgage rates.

If the tenant was bad, it's not uncommon for the previous landlord to give good enough praises so they get out.Make sure every applicant submits the same application form and anybody older than 18 needs to fill out the application.
