I think you have the right idea by pinpointing the kitchen and bath because these are emotional triggers that renters and homebuyers are willing to pay for.

Get the buyers first so you can pinpoint what properties they are looking for.

Maybe chat with some local property managers to pinpoint those rents and average expenses to operate 5 duplexes in the area.

I would say to pin-point a zip code in 2022 for where you will invest in 2024... may need a second consideration.
