I am in a permissive area, small tourist town.

Talk to the owner and HOA and get permission to deal with it. 

Because of the location, this is permissible per county regulations, even though the residential neighbors are having a tough time with it.So, we have to move and convert our home into a STR (we cannot sell the property because it is 2 homes and an elderly family member lives in the other home and cannot move).  

This rule still does apply for just about every other type of change in accounting method outside of changing from an impermissible depreciation method, to a permissible one - this carve out only applies to depreciation.   

Tenants with no animal have to read a statement that says they understand your animal policy and know they can't add an animal later on without your permission.

These are zip codes with some of the most permissive zoning.

In the lawsuit she was claiming now claiming to be my landlord - and she provided the courts with a blank unsigned rental agreement - another reason it was overturned:  my mother had given me full permission to live in her house rent free for two years after she died.

As long as there is a good thesis as to why the demand will remain high for shorter stay rentals  and most importantly (1) the use is allowed, (2) the use requirements are protected by in place permitting and licensing and (3) the permissions are transferable through a sale you will be on the right side of the supply/ demand equation.

Unless you have permission from city officials, they will continue to be taken down.
