Long-term rentals are the meat and potatoes, the now and then wholesale, flip or lease option deals are gravy.

Good question...I am not sure of the exact parameters you would set in your search, but look out for the lemons with all the juice squeezed out of them...That is, pay attention to CAPEX and try not to grab any hot potatoes where the current owner is selling just as about everything from the driveway to the roof needs to be replaced soon (or before it gets too hot, or costly!). 

I'd drop that hot potato into some timeshare relief agency's lap if I were you.And let's keep this place free of politics, shall we?

But in terms of "big govt" IMB is small potatos - look at Freddie and Fannie

@Matt Lefebvre Matt as one who grew up in a Real Estate family bizzness ( could sell a property by the time I was 9):) My dad took me on almost weekly to his showings etc etc..So I learned by osmosis.

There is a correlation between the cost of a bag of potato chips and the consumption of sour cream.  

I have found in all my years of research on various businesses, that motivation has it's place, but not until you have the meat and potatoes down so you have somewhere to utilize it!

We own five rental units in our area (four apartments and a house), so we're still small potatoes.  

I'm pretty small potatoes right now, but find it difficult to keep up with my duties of searching for properties, online research (BP mostly) and keeping track of the money.
