@Kristin MathernI would pay it given no keys were provided, it wasn’t specifically addressed/mentioned in your lease, you were provided the opportunity to address/fix yourself with a 25-30 dollar replacement from Lowe’s/Home Depot, and lastly, it was an existing situation that could have been avoided/prevented at move in.

@Justin Sherman, this market is tough to make the numbers work because of what you mentioned - high rates and prices still rising.

I mention all this to in short say, expect very high maintenance on the front end. 

When it comes to down payments for duplexes, As others have mentioned, with a DSCR loan, 20% is a common minimum for duplexes, and 25% is typical for tri/quadplexes. having bigger dp can get you better terms. 

One who is active still and recently did a case study write up like this is Don Konipol, the other pops on every now and again and did a BP episode many years ago Aaron Mazzrillo so search those two names and read some threads.A more likely scenario is not what you mentioned as the ever growing note/value deal, at least not as outlined.

Call 3 references:  Verify that they work there, or that it is an actual person by asking where they work first, and don't mention who you are until after.  

As others mentioned can you afford the negative cash flow?

Keith mentioned co-living, which I couldn't get even after reading about it.
