Hi i have lived in Dubai for 10 years and the benefit now is to buy in 5 areas being Dubai Marina which cant be replaced it is on the sea .Apartments in OLD TOWN this is right by the burj khalifa ,there cant be another burj khalifa.Palm Jumeirah there cant be another .

@Caleb Brown  Current rate is 5.8Its also a VA loan, ive heard of (but am not too familiar with) the VA IRRRL benefit which should allow me to lower my interest rate in accordance with  interest rates if they lower again.

If you are in a decent area where appreciation is on your side, its better to bite the bullet now, hold, and reap the benefits in the near future!

You won't qualify for an FHA loan and if you've got 25% down, you wouldn't benefit from one anyway.

Additionally you can do a cost segregation study and get a lot of depreciation benefits to offset the rental income (and potentially other income).  

If before getting a permit you have to dance around for Code Dept officials/ city gov and crime is thru the roof, investments will definitely be low whether real estate or other, but it should be benefiting the city officials to keep things that way.

For context its mainly retirement communities around 2 hours either way from Las Vegas and Phoenix.

Instead I want to take advantage of the opportunity I have of living rent free to invest my time and money in STR's to hopefully build that portfolio up and eventually make that my main source of income (I understand that will take time).
