so I am going to have to speak to the realtor and the tenant to see what we can do. hopefully she doesn't fight and it goes well otherwise i may have to adjust the rent.  

After SIX phone calls (because you always have to speak with someone different each time) Airbnb CS sent an email saying that they "are only able to reimburse us $900.00"  WTH?

@Kana Watanabe I have seen @Christopher J Driscoll Designs for his ADU and they are amazing, He has gone through the process of speaking with a lot of GC's in the area so hes a great resource for all of the above.

Smart tech, such as fast Wi-Fi, streaming services, and keyless entry, consistently gets positive feedback, as do luxury bathroom additions like plush towels and rain showers.

Speak to an accountant who works in both countries in order to establish the entity for you.

Also, if you know the supervisor to speak to when you get an issue, this helps ;-)With private provider plan review, this is indeed an option, and the building department is required to reduce the permit fee.
