I have no potential planned exit date so longevity is in scope.

I can tell you that $6,000 would not even get me a lunch invitation.The biggest concern you should have is the longevity of the accounts after the transition.

I don't mind higher upfront costs, but would want to learn more about how lvp and hardwoods compare in terms of wear / longevity / cost to maintain / etc.I'm also looking at installing a fence, as it doesn't have one in the backyard yet. 

This is by far the worst season ever.I think Lee will take the crown, but Crystal Bowersox will have a better career longevity....

Totally understand your point and the logic behind it, but I don't see the financial gain, or the longevity in our disposable manufacturing environment we currently live in. $150 for the furnace seems like a great deal until it's broken down.

You have ti have healthy business relationships that are fair and will have longevity.  

My hope is to have some longevity, and by doing it this way I can pace myself.

(1) extensive knowledge of the local real estate market and extensive knowledge of the property type your looking for (2) the ability to negotiate in the face of what might be complicating situations (bankruptcy, probate, foreclosure, etc.) and the longevity to have been through a thousand deals to find this one in a thousand opportunity.If we are talking about finding a property that has 30-50% profit potential once something else occurs (repositioning, rehab, new highway, etc.) than the scenario is much more frequent.

Two coats will add to the longevity.
