1) I use 3 times the rent to be eligible to rent  this is a HARD number and I don’t go below it ever  because it is 1/3 the gross salary of the individual which is customarily the amount recommended for owning a home or any budgeting classes or lecture or anything   So for me this is the pass fail item   If I can not verify the amount then it doesn’t count as income  2) I use 600 for a credit score minimum in my advertisements, however my tenant pool is typically 525-600 scores.

@John Corey, @Andy Mirza, @Gil Ganz and @Martin Saenz - Very interesting insights.I think that my personal opinion is a merge of all.Focus on what you do best is important, but in parallel always keep your investments bucket diversified.Few months ago I saw one of Tony Robbins fascinating lectures and he gave an example of a well known business man who went up all the way to wealth of few hundreds of M of $, lost all and came back all the way up, and when asked him what did he learn out of it his main lesson was about the important of diversify your investments and not focus only on one segment.

The reason why was b/c although i found it informational, his style of writing was not one that I enjoyed reading. maybe i'm not a go getter when i comes to reading books, but i kind of grew up on reading sales books so i like it when authors talk at me like a real conversation and not lecturing at me (i didn't finish college, go figure).
