Ignoring the legality of it, it's an inferior way to try to make money.

It is this writers opinion that the current method of providing three comparable sales intimately is inferior to employing a general list of many comparable sales as the use of only three sales in an intimate manner can be misleading to the reader, and the USPAP requires an appraiser never mislead the reader.

@Gregory Greene I went through this exercise a few years ago and decided against Vegas because of inferior economic fundamentals.
