Hello everyone, I am new here and I have no real estate experience, but I am very interested. I welcome any tips or suggestions that will help me get started.

Sandra Brothers Have a great deal but no sponsor
11 June 2024 | 20 replies
The goal here is to establish track record and operating credibility, because frankly no LP with half a brain is going to roll the dice on an inexperienced sponsor without operating experience. 2.
Antonio Campanella BRRRR Team Assistance
11 June 2024 | 12 replies
Full disclosure, I still use construction loans, but only on multi million dollar deals. From my experience the BRRR strategy is used by inexperienced investors with limited Capital that believe it is their path to financial freedom.
Wade Wisner RE Investor with 52 years experience.

Ty Mould Agent wont allow me to assign the contract
8 June 2024 | 17 replies
It makes no sense and shows how horrendous the "training" is for wholesalers. My “favorite” is the new and inexperienced people who think that they can sit at home, scan a local MLS, somehow identify underpriced properties that every experienced investor and all home buyers and real estate brokers/agents missed, tie up the property with “borrowed” fully refundable  earnest money, no proof of funds, no approval of financing, post their “find” on a real estate website, appropriate someone else’s buyers list, and profit a minimum of $20k per.
Marcus Auerbach Newbies: investing is not rocket science - don't let the gurus tell you otherwise
11 June 2024 | 116 replies
I believe most of these "gurus" gain traction selling the inexperienced on the notion that making money in real estate is easy and anyone can do it with little or no money.
Alex Rodgers What's your cash flow strategy for 2024?
8 June 2024 | 37 replies
That's not my cup of tea and also very risky and capex may exceed cash flow if you don't spend enough on rehab up front. My last few personal purchases all involved circumstances that gave me an edge: at this point I look for properties that need minimal work: instead of a 6 months rehab, I already get 5 months of rent.
Jack Raine Tax Lien interest (too good to believe?!)
7 June 2024 | 16 replies
Pretty informative for someone just getting into this...https://kimandbagwell.com/pitfalls-for-the-inexperienced-geo...And on another thread (https://www.biggerpockets.com/forums/61/topics/1152882-tax-d...) there was an interesting point made by @Sam Bagwell (I wonder if the above is his firm -- likely)... if you engage an attorney to handle the debarment and the property is redeemed, you can end up upside down even with the 20%.
Jake Harrington Is hard money recommended for your first flip?
8 June 2024 | 21 replies
And although some companies like ours will lend to inexperienced flippers, it does help the terms if it's someone that has some experience, because the person is perceived as less risky once they have a few projects under their belt.
