@Karen Wirkala if I was in your shoes I would keep the house and harvest the equity to leverage it into as big of a multi family I could afford in the Midwest.

If your voice message is wrong, and it resonates with traditional home sellers that want market value for their house, no matter how many leads you harvest, you make ZERO deals.You are asking the wrong question here.The correct question is, "am I truly reaching motivated sellers?"

I advise landowners wanting to convert from cropland to another ag valuation to leave the land as is because it will enhance the habitat and increase the wildlife food and cover requirements (of course that depends on what crops were grown) --down here in my neck of the woods rent for crop land does out way cattle grazing leases especially if the landowner participates in a percentage of the harvest in addition to a per acre charge for the land.

@Ned Carey,I picked up my first book by Harry Dent, The Roaring 2000s back when i was a senior in college in 1998.On page 297 in the book "The Roaring 2000s" (written in 1998) Reads as follows:"As we approach 2009, It will be a time to start harvesting stock and most real estate investments.
