Do I just clean it up for a quick sell and use the money to invest in a property that's more suitable to my wallet right now?

I actually used to work at the small hardware store there in Plano and then at the nearby Home Depot in Yorkville!

That's ok though because for me personally I'd rather have a bulging wallet.

Change the hardware on them instead.   

Remove hardware first and be careful not to do a bad job.  

It also creates another "set of eyes" to ensure your tenants are following the rules (however, this can bite your wallet if you (the owner) are fined for a rule violation without getting the chance to make the correction.

Make it easy for them to pay rent by using google wallet or square cash.
