Anyone have experience using Turbo Tax Premier to do their taxes having investment property(ies)

You'll likely need a higher down payment if you can find anyone willing to finance something like this as a first time investor; many require some level of rehab experience at the very least.

The fact that you have already owned and sold a rental property gives you a great experience to start from.In terms of the best place to invest - that is whatever place meets your criteria, goals and investing style.Personally flips have not been working as well for me lately, but when we get the right BRRRR deal those are still working well.

It's the second Wed of every month, a small group of people and variety of investor experience levels.

It happens, which is why I'm posting this story so others can learn from my experience.  

Does anyone have any experience or guidance on doing one of these?  

It would just need to be a situation where they have great contact with the person doing that managing of the project (I.e. have known the person for years, great reputation, person has experience in flipping etc.).

The other way I fund deals with none of my own money is using a private lender that I have years of experience and relationship with and/or using HELOC and other business lines of credit.

Other team members can fill your gaps of experience, lack of credit, etc.Be ok taking a smaller percentage of "something" rather than chasing all of nothing.
