I definitely would recommend each of them - very resourceful and of course, investor-friendly.

Not to mention the idea of my “business†relying on my friends and family also being suckered into signing up is just appalling.

But we were able to resolve conflict pretty well and still remain really good friends today.I would say if you're going to find a partner, you really want to find somebody that you get along really well and who also knows how to work hard and resolve conflict well.

I would say however that if you are looking to buy rentals then the landlord tenant laws are not landlord friendly. 

You might want to partner up with a friend or family member to mitigate the costs.

Maybe knock on a few neighbors doors and ask some questions.I've found in Texas most people are pretty nice and friendly...the tax assessor people, the appraisal district people, the sheriff's office, maybe the county commissioners, etc. 

The challenge was balancing the relationship between landlord/tenant and a personal/friendly relationship.

The homeowner insurance market right now is a dumpster fire with carriers refusing to write business and creating incredibly tight underwriting guidelines.

I'm going to do new post referencing insurance - this has been a big topic amongst my California friends. 

Make friends and ask people to sit in on their deals.
