I believe that the SFR class, formulated around upgraded and well maintained assets, will flourish for several years to come. 

I think a lot of people who want to cone to Baltimore should start by formulating a business plan and in buy and hold have a portion be dedicated to which demograpgic to target for tenants. 

Economics depends on studies of past human actions/reactions to formulate models of action to predict future events, which then largely fall on their face as humans screw up the model by doing what they do best - act irrationally.

The graphs that are automatically formulated for your deals through the calculator are priceless and really help you, and anyone else who you're trying to convince, visualize the returns that are projected over a large period of time.

While you cannot do anything to enforce the situation with the tenant,  nothing is stopping you from formulating your strategy so you can hit the ground running.

Once the regulation is written, formulated, implemented, and guidelines distributed to lenders my guess is that these lenders build their systems, make pertinent modifications, develop the infrastructure to accommodate the changes.
