No issues on property, except a faulty leaky toilet that was fixed same day as tenant posted maintenance issue.

I have never had to wait two months to participate in any real estate or webinar, or any other class for that matter, except registering for my undergraduate degree, and felt right away that something was amiss!

With the exception of a few cities and areas, Italy is one of the rare places where tan estate prices have been going down over the last 15 - 20 years.

@Allen Masry you stated you want to invest passively, so real estate is out, except for REITs, which are part of the stock market.You might be tempted to invest in a syndication, but those are high risk and you really need to research and then monitor them.

.: I haven't really noticed any change at all in my market except minor changes to the standard contracts (minor language changes in contract to buy and sell, listing agreement, and buyer's agency agreement). 

I am also in Cincinnati and I did speak with True Home Ohio (https://truehomeohio.com) and they seemed to be somewhat reasonable except I believe they take a flat fee of $105 per door so depending on how much rent is for that door it could be cheaper or more expensive but their other fees I thought were very reasonable.

What this model does is provide funding by sharing future income, without adding debt and, except for those about income gathering to the platform, without adding repayment obligations to the property owner.

All except one sold for the highest price point at the time of sale.

Any transaction done with little or no equity contribution is most probably (there may be a few exceptions) in danger of “blowing up” from over leverage and insufficient equity cushion.
