I am open to do any tours just to get familiar with the areas and the general atmosphere of the areas. 

But if you automate your rent collection and buy a property with the right tenants it becomes enjoyable. 

According to Tom Cruz hereafter referred to as DB, I wasted 31 years of my life training to become an ortho surgeon but the DB doesn't understand some people enjoy their jobs and are passionate about helping other people. 

If your tenants have an enjoyable experience with you, as opposed to hating you, you will go far if you are self-managing.
