But house hacking, short/long term rentals, new build/ mixed use developments and  live in flips all have my attention right now. 

Also, networking with local contractors and lenders now will save you time when you're ready to move on a deal.When you visit, try to walk neighborhoods at different times of the day, chat with locals, and take note of any development projects or signs of growth.

Something is missing...if there isn't a Board and the HOA (or I assume more likely a COA) is newly formed then why isn't the developer still in control of the HOA?

With that being said, Columbus is one of the hottest markets in the US right now with some of the fastest population and job growth and companies moving and developing here.

No guarantee this will continue but I see elected officials making policy mistakes that will lead to less development and that makes me believe constrained supply will continue to drive above average appreciation.John
