The people who say wholesaling is easy are generally in two camps:- A Guru with a mentorship or training program- A student who just paid thousands of dollars to one of those gurus, and is required to post about how life changing the program was, often using "Go Giver" "Abundance Mindset" or other similar hustle culture language. 

One reason is to invest in the land my ancestors came from and contribute to conserving the culture.

In your case maybe multiple properties if you want to be even more diverse. 

I used to work for Japanese company and have know many friends who lived in Japan and spoke great Japanese and it seemed like about every 3 months they would have some kind of really mind altering experience culturally that was disturbing, so probably not an easy place to live or invest, even if the opportunity is there.Argentina I think prices/trades their real estate in $, so less currency risk. 

Memphis also has a diverse economy and a growing job market, which helps stabilize rental demand.Moreover, Memphis has a strong rental market with a high percentage of renters, which aligns well with a long-term passive income strategy.

I'd just point out that it holds for other states as well.I would think in general states with less environment diversity would not have such extremes.    

This is largely a cultural question.

I just came back from there and really love the city, culture, people, food. , and now wondering what the process might be for acquiring something there, where it might make the most sense, and if the numbers check out in the short and potentially long term.I'd love to connect with anyone who can offer any advice or thoughts would really be tremendous.
