I have read and own over a dozen books on real estate investing, spent countless hours on BP and other REI sites and I am actively looking to purchase a multi unit investment property.

I wish I knew about this site when I first started out in real estate, It would of saved my self countless headaches and a lot of money haha.  

The number of months of (total) operating expenses you should have in reserve will go down as your portfolio grows (If you have 10 units and 1 goes vacant, you're still getting 90% of your rental income).Its a numbers game really... 

I am talking about the ones in the trenches day in and day out.You also don't see the countless hours of free work that we put into deals where if and I mean IF it actually closes you might only be making $2 an hour on that deal.

There are countless examples of middle class people who have gone on to become very wealthy.

I only say this because we have come in behind countless investors who thought they could do the same only to have the state shut them down and call us in to do things right way. 

This has probably been written about on these forum's or in a blog countless of time's so you could google and get this information.The short answer is you need to know everything so ask a lot of questions.

Hey,I'm new to the forums but have listened to countless BP podcasts.

But in both careers, I found I was giving more time and getting less fulfillment.While working 9-5 jobs, over the past 5 years (Finished Study at BGSU in 2011), I've spent countless hours working for free and volunteering to try and make my dream of working in an NBA Front Office a reality.

There are countless ways to structure the deal but make sure you have a formal contract written up with an attorney bc I AM NOT A LAWYER NOR GIVE LEGAL ADVICE.
