They have what I call "trash police" - city gov't employees who write citations for various trash violations; trash out too soon before pick-up date - violation and citation; trash contains a recyclable item - violation and citation.

The citation above is exceedingly clear that the 3-year mark is the litmus test for leases being considered "sales."

The attorneys that specialize in this stuff bill out at like $1000/hour (yup...crazy) so I am doing my best to try to minimize the amount of time required with the attorney.Are there any parts of the citation above that you feel are pertinent give what I have described?

It appears to be quite a rat's nest from the IRS rulings and the table the citations above came from.

Last year a guy had me on his Citation (a private twin engine jet) it was nice and he takes off to go to New Orleans for dinner and shopping.

Although these data are referred to often, I have never seen a (viewable) link ro these data or a citation.

There are usually some of those available which have already passed that redemption period and you can purchase outright within a month.Just be sure to ask the county/city building inspector about any citations that the property may have before you purchase so you are not suprised by any expenses needed to fix up that trashed home.

Be careful buying here, several customers have had issues with buying properties and then getting citations for fences and enclosed lanais that weren't permitted.
