Yeah, I had just got done verifying that I could deny smokers and he said sure because they're not a protected class, and then he later recommends I not rent to females, a protected class.

I am thinking that those items alone could cost 4,000 to 12,000 and plus there are other problems of repainting (there was a smoker that lived there) and other electrical modification I have too do.

Their lease does not allow smoking inside (I'll add a clause about smoking outside next time), so technically they aren't in breach of the lease, although I get an uneasy feeling knowing he is a smoker and the fact he lied on his application.
