I would much rather be challenged now than blindsided later.

I'm kind of blindsided that I'm responsible for property taxes for an entire year before I bought the property.

So once you place a tenant in there it should be pretty passive with some minor internal repairs.The downside is that the condo association could have a reassessment of fees and blind side you, they could ban renting out of units or restrict them (i.e. no short term rentals, can't rent out for more than 6 months out of the year, tenants need approved by COA), and just overall less control over 100% of your property.

Make sure they know going into the lease and aren't blind sided with this information.

I'll obviously get the necessary inspections done, but I don't want to be blindsided by an unforeseen huge expense. 

Often the Ada County Assessor is not using accurate comps and its good to know so you don't walk into the Board of Equalization Meeting blindsided. 

Realized how I like contractor bids to be lined out so I’m not blind sided about items “not included in scope of work.”Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

While city proper may be enticing, be sure to not blindside your potential with other outlier neighborhoods.

@Felix TorresHi Felix,What everyone else said, plus it's intelligent to have a full property inspection done before you buy to find things like Stab-Loc breakers, Polybutylene Piping, three layers of shingles, antiquated heating system, etc...That way you're less likely to get blindsided by things that need correction vs things that need improvement.Good Luck!

Due to a number of factors (urban renewal, slumlording, institutional racism, 2006), lots of properties that are hitting the market in this cycle have huge potential but are in rough shape.Your best bet to avoid getting blindsided is to walk potential properties with a really, really good contractor who has worked extensively in the City of Newburgh, not just the town of Newburgh.
