IMO cash flow provides a way to mitigate the risk of unexpected expenses and loss of income due to vacancies.

Hopefully that upfront diligence plus a healthy contingency budget would suffice to keep me out of that scenario, otherwise I would foresee a guaranteed loss, or underperformance at the very least.

It really depends on your bigger picture and also what you are hoping to accomplish in the future.

Appreciate any advice at all.Things to note: I have a well qualified plumber tenant for the bigger under house garage already.
