@Chris Heinmiller you can export a list of recent (i.e. 18 months) land trades from Redfin, but you do have to separate the apples from the orange and the bananas, but in an area that is somewhat homogenous, you'll usually be able to see a trend, i.e. you might have two low ones at 20-30k per lot, and one or two high ones at 175k-200k/lot, but then you'll see six or seven trades in the 55-65k range, and then you've figured it out. 

Clackamas county (slightly less expensive) or Washington county (intel,Nike,Apple,Microsoft) these tech companies have increased the cost of living and house prices  (it’s higher than downtown pdx) but the neighborhoods are good and safe.

Eric I think we have touched on this before on appreciation.we do need to compare apples to apples..

Tesla is building their new semi-truck factory next to their battery factory, Microsoft, Apple and Google are investing millions into data centers.

That said, they all bought a few years ago at least so looking at their cash flow is not an apples to apples comparison if you're buying at today's prices.

There's a lot of misunderstanding about the returns it generates that create confusion, so I hope to clear through that a bit by saying: you can't compare policy returns to, say, a stock or market based investment because that's comparing apples and oranges.

They're all the same, sounds like you're comparing apples to oranges on policies.
