The reason is that I just saw an episode of Judge Judy where a tenant signed a lease with a landlord,moved into the property and did not pay for 5 months rent because the tenant was using the rent money to pay off legal fees due to his divorce in which case the tenant was squatting.

For those seller's agens, what would you do if the seller insisted on a unreasonably high listing price, and were not much negotiable on the sale price?

HUD has full-blown appraisals done that support their asking prices, as well as the BPO from the listing agen.

Being a gen Yer I think a move back to inner cities and a revitalization of such areas is likely.

You don't ever know what the BPO will come in at but if you can meet the agen at the property with comps/repair estimates, etc.
