We have heat pumps/mini splits in our properties, and the guests crank AC in the summer (which is fine - I would too), so utility bills still amount to a few hundred bucks per month in the summer.My general thought is that I don't want to own an STR property if it cannot do $60-80k or more per year in gross revenues.

I am planning to buy and hold for 10 years and sell it for my child education and my retirement.Or if I hav the finance increase the value by building a mini commercial complex like McDonald,postal service,petrol station,etc,The location is a issue now.Either I should buy in urban or rural area.If you need any other additional info please let me know.Tonnes of appreciation

And I have my  GC do the mini inspection and tell me the age  of roof and ac etc, so I am ready to sign contracts as soon as they call me.

The tenant has expressed multiple times the desire to change things (paint) but never actually did so I am taking this with a grain of salt and told her we would discuss again when she is ready to move forward.Whenever that tenant moves out, I would probably have to replace the current carpet due to age and mini blinds are also old (but functional), which is why I am considering the idea.In any case, I would be reviewing quotes, finances and contractor and figure out a way to make sure the work will be finished before I OK the change.

I like mini split heat pumps from eBay because they are easy enough to install yourself and operate down to about 5 degrees Fahrenheit.
