Hi All!

Closing on a triplex soon and will need to do some extensive remodeling.  Working on the layout now and would love some feedback.

Here's the original layout of the property.  It has a pretty terrible lay...

But I've had it happen where I worked on an old Victorian and because we opened up the ceilings, the inspector now wanted us to add a full extra support system for the roof joists (who had been fine for +100 years and used real lumber) just because it was different than what current code requires.

The only real good deals I have seen actually work are these older buildings in the right neighborhoods that are structurally sound, and then restoring them to a Victorian/Edwardian feel but paying special attention to the detailing like molding and trim.

I immediately found it interesting to read all sorts of details about what life was like in Victorian England (which was also the world of Sherlock Holmes, a series I read and enjoyed as a teenager).I began to read about the lifestyles of the gentry, the peerage and the royalty.
